When it comes to real estate investing there are two ways to play the game: using leverage or cashflow.

Once I started investing in real estate, I knew I had to make that choice. My plan was to retire early and I did not have a lot of money to spend but I wanted to start buying properties.

And do I did. I bought my first house when I was 19 years old. I didn't know what I was doing at the time but I figured it out.

At this point, my goal was to acquire one property per year. And the only way to do that was by getting a loan from the bank and paying mortgage.

HOWEVER... I needed to pay off my properties if I wanted to retire. And here's why...
